Sunita started investing in Dubai property in 2012—without significant capital behind her, and without a finance background to fall back on. What she built instead was a close, practical understanding of the market: timing, entry points, and which properties actually hold and grow value, paired with disciplined financial planning. Over more than a decade, that understanding turned a small start into a portfolio grown many times over.

Along the way, friends and colleagues began asking her the same question repeatedly: what would you buy? She spent years advising them informally, alongside working as a financial manager in Dubai and then, from 2022 to 2025, inside a real estate brokerage—seeing firsthand how the industry usually treats smaller or first-time buyers.

That gap is why she started NYSA in January 2026. Entry-level buyers and first-time investors are usually the ones with the least access to real advisory support—most brokerages are built to move volume, not to sit with a buyer's actual goals. NYSA exists to close that gap.

Her approach comes down to one rule: she only recommends what she'd buy herself.

Sunita also works on interior design projects for select clients—a natural extension of the same instinct: understanding not just what a property is worth, but what makes it genuinely livable and worth owning.
